Boutique Design and Hotel Business, two of the hotel industries business and design publications, both recently ran features on The Hotel Concord. The publications choice to highlight the boutique hotel recognizes its appeal as a lifestyle hotel located in the State's capital.Capital Commons is a six-story mixed-use building in the heart of downtown Concord. From it, guests can easily walk to the historic New Hampshire State House and numerous restaurants and stores. Guests can also choose to stay inside and enjoy the many amenities available.
The Hotel Concord, a 38-room independent hotel, is managed by Bravo Zulu Hospitality Group and designed by ZDS, which has offices in Rhode Island and Washington, D.C. The design intentionally incorporates locally sourced materials to connect the lifestyle hotel with its environment.
Hotel guest rooms are located on the fourth and sixth floors of the six-story mixed-use building, which overlooks the Merrimack River. The Lobby and fitness center for The Hotel Concord are on portions of the lower floors of the building.

Guestroom design features custom paneling, wood floors, granite window sills, and modern artwork. Rooms are different shapes and sizes and offer high ceilings and massive windows that let in an abundance of natural light. A collection of historic photographs that reference the Granite State’s role in the nation’s politics are laden throughout the guestrooms and common areas.The hotel offers various food and beverage options in The Lobbyist and O Steaks & Seafood, which oversees food and beverage operations at the hotel.
The mixed-use design reflects a new trend in design, recognizing people's desires to have many different amenities under one roof. “This building has been a significant part of the Concord landscape for close to 10 years," said Michael J. Simchik, managing partner of 100 Market Group. "It’s not only time to reinvent the building, but it’s also appropriate to be responsive to the changes in Concord and the unmet needs of the community."

Current industry trends show that mixed-use space is highly desired. By building a lifestyle hotel in a mixed-use space, Capital Commons remains at the forefront of the industry. Simchik described the project as the “perfect match" for the building. Among the existing amenities in the building are Class A office space, Red River Theatres, O Steaks & Seafood and an attached covered parking garage.
“We hope to achieve a balance of business, entertainment, convenience, and hospitality all under one roof," he said.
Capital Commons remained fully functioning during construction. The mixed-use property opened in two phases, with the first in August 2018 and the latter in January 2019.
Building a mixed-use space required attention to soundproofing as hotel, and office guests have different needs. Therefore, Simchik said, “the hotel rooms have been sound-attenuated to a significant degree.” He said the soundproofing is far more than what is found in developments in major cities.
Simchik is pleased that the property has opened. “The marriage of office and hospitality in a Class A building is far from the norm and is, therefore, an exciting concept,” he said. “This is a great synergy. We welcome all discerning travelers to stay with us."
